The City of San Antonio wants to hear what you think about housing in your community, including how much housing is built (density), the types of housing available, affordable housing and other benefits new development could provide. The City is considering an Affordability Bonus Program. Your input will help inform possible changes to the City’s development code in 2027.
Overview
What is an affordability bonus?
An affordability bonus is a tool cities use to encourage developers to include affordable housing in new projects. In exchange, a developer may be allowed to build more housing or a larger building than normally allowed under the City’s zoning rules.
What is density?
Density means how many homes are built in an area and how closely they are built together. It can also refer to the size or height of buildings.
What could an Affordability Bonus Program do?
Create more affordable housing by encouraging developers to include affordable homes in new projects.
Build more housing near jobs, public transit and everyday services, making it easier for people to get where they need to go.
Provide additional community benefits that a development might not otherwise have.
